KeyLime Capital's targets for each investment includes:
Cash-on-Cash Return: 8% per annum over the investment lifecycle.
Combined Target ROI: 18%-33% per annum based on property appreciation.
Bringing equity at 40% of the purchase price with 60% non-recourse financing to amplify returns so that even modest appreciation (3.5%-5% p.a.) translates into significant equity growth without sacrificing cashflow.
To accomplish these targets, we follow a strict investment criteria, that requires very careful selection of each target property so that value is achieved on the purchase, and which includes the following factors:
Must be an office or retail property located within Florida;
Preferably South and Central Florida.
Must have an in-place cap rate of at least 1% above current interest rates.
As of Q1 2025, properties with cap rates of over 8%.
Must be located in markets with appreciating land values.
Must have multiple existing tenants and the ability to lose the anchor tenant while still meeting all debt service obligations.
